1. Most if not all specified items have a warranty period, however what isn’t specified is the actual date when each one commences. Some are from time of purchase; some have from time of install. Will an actual start date for each item be provided? 2. Will the 7 town house owners: a. each be provided with the same Handover Manual from Centina? b. be given the opportunity prior to Handover to each engage their own Building Inspector to carry out the defects checks at their own cost? I think they should. c. be responsible for liaising directly with Centina on all defects and we will have no further involvement in their properties. This would be preferred. 3. If in the event a town house is put back on the market, do we have first right of refusal to purchase? 4. For our apartments handover defect inspections: a. we will only have 2 hours to complete our defect inspection, or will we be given 2 hours for each apartment? We are not limited in time for defects inspection. There will be multiple inspections over the next couple of months until PC. b. What about the common areas? c. Do you think we should engage someone to do this for us, has that been factored into the budget? We will check on the process that was used for West. 5. By the looks of the manual, we will need to setup our own defects register, and be vigilant in moving on them quickly, holding them accountable.
